Know this about mineral rights –
- Mineral rights can be owned by someone other than the owner of the surface.
- The owner of the minerals has a right to lease them, and this may impact the surface use (could be a problem if surface owner is a different person).
- Fights between the surface owner and mineral owners seem to always be about how the mineral owner will use the surface to produce minerals. They can get bad quick.
If you are purchasing land – it’s helpful to get a good idea if you are getting any minerals.
