Easements are common but misunderstood. 

Simply put– an easement grants someone else the right to use another person’s property for a specific purpose.

Here are some common easements in Texas:

  1. Utility (Ex: power companies have rights to service, maintain their lines)
  2. Right-of-Way (Ex: public roadways (but also can be private))
  3. Private (Ex: if you gave a person rights to drive on your land on a private drive)

 

PS. If you are in the middle of purchasing land – please make yourself aware of any easements on the property. They can have a big impact on value and the use of the land.
